If you drain it out every 6 month like recommended ( but never done) you can get 20 years easy. I am a plumber and suggest that if its older than that have it replaced. $200-250 wtih labor.

Water heater can fail at any time for many reasons but normally it would be about 10 years.

We have a gas water heater and I've drained it occasionally. It's about 12 yrs now so I'm wondering myself if I should be pro-active in getting replaced or wait another 2-3yrs or so.

Elect. or Gas or Propane? What kind of water(well or city) ruining thru a filter system? Look on the warranty. Call Lowes or Plumbing wholesale house. 15 yrs. I say

Do you drain and flush it out every few months? If so, 15 years. If not 7-10 years max. This is truly a case of preventative maintenance works.

I just called our local UI company and they said it was between 25 to 30 years. They said that since it is a rental, just call them if we have a problem and they will fix or replace it. So they will wait until it fails.
