What program do you use to keep track of rental property? I've been looking at Quicken Home & Business 2007, but the reviews on Amazon.com are not good. There are only 3 reviews, though. Would you recommend this software, or is there something better? Can you tell me the pros and cons of the different programs you've used? I'm looking for something that will make tax time easier. Thanks.

I have seen some AMAZING software for rental property and more (flipping, rehabbing, property management, etc.). I think it sells for around $79.

I have a 'real estate information website'.
I am working on putting info about that software on it. However, since it is a LOT of work, the updated version has not been published yet.
I am trying to publish again within the next few weeks.

Email me and I can possibly copy some information and send it to you.

,There are lots of property management software. However they are professional programs and some of them are quite large and capable of tracking multiple projects and high volume. If you have only one or two rental properties, you can easily use EXCEL and organize a spread sheet. and set up a 12 month schedule with your expenses and income line items. You can try going on the web and search under "property management software". Some of them have free downloads for trials. Take a look and duplicate some of those using EXCEL yourself.

Most small business use peach tree or quickbook as their accounting software.

The upside to using these softwares are that they are both inexpensive, user friendly and easy to learn.

The down side is that these softwares are standard suites that are not worth paying the additional $$ customize to fit your needs.

So your choice of tracking/accounting software should really be determined by the size of your business and how much you are willing to spend.

Not any more as Quicken takes 4 steps to input each expense. It needs to be 1 step, but they don't update their software.

There is additional software like Yardi, try doing a search and see what you find.
