This is a municipal tax deferral that is available from the city in which you are buying the home. Not all cities have them, and the number and amount of credits given out are limited to a certain amount per fiscal year.

To know if the town you want to buy a home in has this program, you can call the city's housing development office.

If you are granted a MCC, the taxes you would pay upon closing are not charged but added back into your year-end taxes. If you have followed the conditions of the certificate, you don't have to pay it back.
