I only want an approx price of having my loft made into a useable room ,with a velux window,has anyone had one done recently who can give me some idea.I know its all going to depend on size etc but its only a small 2 bed cottage.

if you do it yourself -not that much. it might be worth doing an evening course 2learn how to do the electrics etc. we have a loft conversion but we didnt do it all at once we done it bit by bit as and when we could afford it. main thing is to make sure you work with in the law- the regulations may be a pain in the *** but they are there for your own safety. dont forget a decent smoke alarm...and safety catches on windows if u have children! obvious-but easy to overlook

We just recently done ours, 2 velux to the front and 1 to the rear, with a full on-suite bathroom with a large velux in there too cost us 13500k.

For a single room about of about 20m square in a loft in London we have received estimates of between £25k and £40k. I found that the quality varies as much as the price so its worth talking to a few builders and specialist loft conversion companies.

you could do it yourself a lot cheaper. By loft I assume you mean attic. You will be limited by any support structures already there. place 3/4 plywood on the floor, use 2"x4" studs for the walls. You will need to add insulation between the rafters and to the new walls. install electrical outlets and lights, and a vent for heating and a/c. Install dry wall, decorate, you are done

im a builder/carpenter amnd all i can say is it depends on what u want and the size. its a bit like how long is a piece of string really. but allow between 10 and 30 k., best i can say

look in the yellow pages and look for the builders adverts that offer a free qutation on the work and from that you have rough price (give or take 10% usually)
