I've noticed some black stains or streaks on top of the roof and was told that it's a mold problem. I didn't see any leaks under the roof when I checked the attic and the roof is under sun all the time.

I have the same problem I was told it is caused by rain.

Certainly it can be mold, yet not be a leak issue.

Consider that the roof takes the WET that not only falls, but SITS, and that induces mold growth, no matter the substance of the roof.

Certainly a shingle roof is more attracting simply because of its texture.

Oxidation also occurs as well as general degeneration of any shingle.

Pressure washing can help, and unless the roof is terribly ugly, and neighbors are complaining, OR if it happens to be white, I'd suggest cleaning, once a year.

That said however, I've experienced roofs and customers that have never bothered.

It also happens when a roof is covered fully or partially by tree branches, promoting damp conditions in that the SUN can't dry the roof, when it does appear. Perhaps tree trimming is in order?

Not knowing the age or condidtion, or substance of the roof, I suggest that if there are no visible signs of leaks, a simple cleaning will help,,, DO NOT pressure wash from bottom to top,,,always begin at a peak and spray down.
