Depends- does the rent cover the period up until the notice to quit (or essentially eviction, per the other answerer's question)? Or does it extend to the month following the notice to quit? If you have paid for dates past the notice to quit, then no, you cannot be required to quit. The landlord has essentially given you a month to month lease at that point by accepting. That does not mean that they could not give you another notice and not accept any more $$ the next month however.

I'm a landlord and I not sure I know what a notice to quit is. In PA if the landlord has given you notice to move, you still have to pay rent up until the day you turn in the keys.

if you are protected under the Rent Act,specially in Mumbai, then he will have a tough time evicting you.if you have leased for a particular period, and occupying the premises after the period is over, then you will have to pay double rent till you vacate.
