Subtraction:
Two positives subtracted will SOMETIMES be positive and SOMETIMES be negative
Two negatives subtracted will SOMETIMES be positive and SOMETIMES be negative
A negative MINUS ANY number will be NEGATIVE

positive times positive = positive
positive times negative = negative
negative times negative = positive
One way to remember it is, as long as the signs are the same (both positive OR both negative) the result will be positive. It is only for the mixed signs (one positive, one negative) that you will have a negative result.
So, +12 x 4 = 48
