I am in Northern California myself. I used to work for one of the largest online Appraisal companies in the U.S. Shoot me an email with your address and I can see what I can do. If you are not comfortable with giving that out, send me an email anyway and I will give you the contact info for that appraisal company. I would trust an appraiser over zillows any day of the week.

You just need to call the bank. It should be part of the services they offered with your mortgage. If they don't offre it as part of the mortgage cost as a service tell them you are interested in getting a second mortgage to upgrade your property. The assessor should be by the same week.

That way you know what the banks have sold your type of property for in the past.
