Often it depends or where you live and the extent of the repairs that are needed. If the problem keeps you from being able to use the home or any major aspect of it, then you have the right to withhold rent in most instances. Be prepared though. Document everything-letters, pictures, phonecalls. You may be better suited to have the repair done then just deduct that amount from your rent but pay the balance as usual.

First when you need repairs you need to send the landlord a certified letter about the repairs, he then has 2 weeks to fix them. If he refuses to fix them the you have the right to have them fixed yourself and deduct them off your rent, When you do pay the rent, make sure you put the reciept with them, but first make a copy of the reciept for your records. This will hold up in court. Hope this helps

You need to check with the laws in your state. Withholding rent personally is wrong BUT here in Ohio you can go to the courts and file with the courts the problems and pay the rent to the courts. They will hold the rent till the repairs are made but you still have to pay it, the courts are just nice enough to hold it for them till they prove that they have fixed everything you listed. HTH

In the lease somewhere, it should state:
In the event of any breakdown of the electrical,
Mechanical, heating or plumbing systems, the Landlord will not be liable or responsible for damages, personal discomfort or any illness arising therefrom, but the Landlord will carry out all necessary repairs with reasonable diligence.

YES! but make sure you save the rent money owed in an escrow account. This will help you if ever had to take it to court. It worked for me. The judge will see that you are trying to pay rent by saving it in an escrow acct but not actually given the landlord moneys due.

I don't think so, but if part of the written and signed rental agreement states your landlord must do the repairs, then you can move without any repercussions because he has violated your rental contract.

what you can do is have the repairs done yourself and keep receipts of the work you had done and deduct it from your rent.
please keep up with all your receipts in case your landlord tries to file a small claim aganist you.

Yes you can ..call the housing people and complain about your landllord....that hes a scum landlord. They will look into him and make him fix the problems....or he will not be a landlord anymore. Its illegal not to fix your tenants things that are wrong and broken.

no, because he can then evict you. you can make the repairs yourself and then go to court and sue him for the money back, but do you really think that will work. he (or she) will then make your life there miserable or try to find reason to evict you anyway. you really have only two options...make the repairs yourself or move.
