"Look at the thing this woman has is?" or what?

This is bad Spanish (not grammatically correct), but it most likely means, "Look what thing this woman has," or "Look at this thing that the woman has." I have a Master's in Spanish, so rest assured.

Master's or not, there's nothing wrong with it grammatically. She probably doesn't understand it because it's manspeak... Adding emphasis for intonation maybe will help a bit...

MIRA que tiene COSA la mujer ESta!!!
Loosely translated, it means... "Check it, that woman's got it going on!"

Guys don't usually use it in front of women. Just in the general vicinity. :P
