Unfortunate for you. I just bought a house and my lease was not up yet, however my landlord let me out of mine. The only thing I can say is to break it and know that he may take you to court for his money. If he does then you can just set up a payment plan for your arrearage and pay it back in monthly installments.

First of all, what does your lease say about sub-leasing? If it doesn't prohibit it or expressly allows it, you may be able to find someone to take over the lease by advertising it in your local paper. Otherwise, ask your landlord if you can find a new tenant. His damages, even if you did terminate the lease early, would likely be limited to the time that it took him to find a new lessee (and he would have to show a good faith effort to do so). You could also consult a real estate attorney to look at the lease, but I would avoid retaining one until you make every effort you can to work this out with your landlord on your own. Good luck!

Try and negotiate with your landlord. See if you can come to some kind of agreement that you will pay the rent until a new tenant is found. You can also sublet with your landlords approval. In other words, you can advertise for someone responsible for finishing out your lease. The law really is on the side of your landlord on this issue. You have a binding agreement but most landlord's are receptive to a sublet agreement.

I had a similar situation. My work transferred me to another city five months before my lease was up. My landlord would try to rent the apartment to another person but until that time I would have to make rent payments. Fortunately, the apartment was rented within two months. They were not under any obligation to do this and could have held me to the contract but they were very cool about it. Maybe if talk to your landlord, you can reach a similar agreement...

Nothing. If they have a legal binding lease with you, then you have to pay for the rest of the lease, or sub-let it.

If you knew you were looking for a house, why did you sign on for another year?
