it has been on the market for awhile but it isn`t selling, any ideas to help it sell faster.

it is a 3 bedroom and 2 bathrooms in a trailer park.
we bought land so we don`t need the house trailer anymore.

Howdy!

Sounds like a nice trailer.

1)The people who own the trailer park ought to be able to help your parents sell it--sometimes for a percentage of the selling price. Ask the trailer park owners about any policies they may have about that practice.

2) There are several publications that cater exclusively to people with trailers. You can "google" something like: "trailer owner publications" or something along that line and a bunch of info will pop up.

3) Take LOTS of pictures of the interior and exterior of the trailer. Any water leaks, water stains on the floor/carpets/walls? Be honest about the condition it's in.

4) This sounds odd but..how does it smell when you walk in? Any funky, moldy odors? Take care of that immediately. Maybe replace the carpeting inside?

5) How old is it? Is it a "single or double-wide"? What make/model is it?

6) After you've taken nice, COLOR pictures and written a description of it, tack the info up in grocery stores where there are community bulletin boards but you have to ask permission first. Laundromats, any store that you can think of, anyplace with a bulletin board. Is there a college/university/retirement community near you? Maybe there is a local newspaper that they run that you can put your spiffy ad in. Church newspapers might be good.

7) Does the trailer have to remain "on site" or can it be moved to another park or location? Be specific in your ad if the thing can be moved.

In Pennsylvania, the fall and winter are the times of the year when there are sportsmen shows and rv/trailer type shows at some of our local convention centers. It's at shows like these where the local trailer/rv dealers gather and you can sort of "network" with them. Are there any rv dealers in your parent's area that would take in a "previously loved" trailer? Call around!

Look for free publications to advertise in at a local gas station (here, we use Buy-Sell and Trade) and try the local papers and web sites with classifieds. Otherwise, they may need to try a realtor.

and remember... noone is going to come buy a house trailer in DC when they live in kentucky - LOCAL (and surrounding towns and cities) adds are the key. Good luck!

put an ad on many websites like ebay or craigslist or make a webstie and introduce ppl to it. good luck! ;-)

you need to advertize more to get more people to look at it.
