certified letters have been sent with every contact regarding this matter. Filed civil suit in july, and have no court date yet. If tenant does not vacate, buyers could sue me. tenant says she'll leave on 9/30, but has lied before. Is there any thing else I can do

missing some critical information....you said the house is sold so somebody else owns it.....i have to assume the new owner knows the lease is up 9/30 because you just disclosed it...with this available information: you may sue the tenant for back rent....you no longer own the building so you can't evict her....the new owner inherits the tenant this is a mess because the deed and the cash haven't transferred and the new owner made plans based on your promise that the tenant would be out....which causes you problems....but you have money that the new owner can get but the tenant who is ultimately responsible to everybody has no money...if i have guessed correctly, you're screwed

Actually, you may want to check with your local law enforcement. I was renting a house once and after it was sold, we were given 10 days to get out or we would be escorted out by the police. We were not late on our rent either. Depending on your jurisdiction, the new owners can have the person removed from the property if they refuse to move out on their own.

ok what I have not seen is where you have filed for an eviction and why you let it get four months behind. Eviction should happen in less than 30 days after you file.

nope! gotta wait till judge throws them out.I own 51 rentals and I see what you're going through several times a year.Buy can not sue,actually the buyer could be the one who is up aganist getting the tennant out.You sell house as is,if they bought with tennant living in it,then it's their problem

why havent you evicted her yet ? she aint paid rent for 4 moths she needs to be evicted
