I live in TN (Memphis is the closest city). Sorta want a patch of woods with remote neabors

It doesn't sound so odd being that I am in the same process and I didn't have help. So here goes what I have learned, the classifieds are your freind so is local radio stations the best is by word of mouth through friends. You want to look for more than 1 acre because you want peace, so 5 acres is a good start for peace. Farmland usually sells cheaper than land with lumber. But if you want the woods get the woods mark the lumber you don't want and sell it. Of course you will get more money off of Oak compared to Pine but it all depends what tree life you have in your area. So have fun shop around and stay away from realotors. I would bet that you could find a wooded area in Mississippi or across the river in Arkansas. With the population of the US soon to reach 350 Million finding a remote place is hard to do. What ever you locate the cost will continually go up as there just isn't a source for NEW Frontier Land like it was 150+ years ago.

You didn't say what you expect to spend for such a piece of HEAVEN or exactly where you would choose to be.

When I wanted property for a retirement home, I started with the free telephone "Swap & Shop" type programs on local radio stations. If you use a real estate broker, expect to pay a fee.
Your family lawyer will charge less to finish up the paperwork than a Realtor. Don't pay for an expensive Abstract when you purchase --- just buy Title Insurance. Google should also be a good source to search.

Well first of all you are very lucky to have the money to buy land anywhere. I am just trying to pay my morgage every month Some day I hope to be lucky enough to have a vacation home but that is up to the future. As for how you go about it I have no Idea. The best way to buy some land is to look in the classified of the news paper .
