they're two months behind on rent, and are slowly but surely trashing the place. can i just send a letter, or does someone have a good website idea for a generic form?

A good place to get generic forms are places that sell office supplies and equipment like Office Depot. I would also contact your local Sheriff's Department and ask them how to proceed and see what actions have to be taken. It also wouldn't hurt to just call several lawyer's and ask them how much they would charge to do it all for you, it shouldn't cost very much and at least less than the rent money you would lose on the next month that they occupy the property. But you should act quickly because depending on the state they are allowed a certain amount of time to vacate the property.

I had to evict a tenant about a year ago and even with good legal help it's a chore. Do yourself a favor and invest in a good lawyer. It's costly, but worth every penny. Make sure that if you win, you file a judgement against them. Good Luck!

You should really either speak to an attorney, usually free for first visit, or research the eviction laws in your state as they are different in many states.....you can try the letter but if they don't leave you have wasted time,lost more rent money and they have caused more damage....

you have to get a legal eviction notice and fill it out and have a sheriff serve it to them
