realtor to realtor here: if you ask the right screening questions, you'll not be in that situation very often. you can't FORCE someone to make good on their appointment commitments no matter what you do. if you're talking about showings, then you just have to accept that that's a part of our reality. get a good contact number before you set the appointment, and ask if you can call them back with confirmation of the appointment for the showing. if they're hesitant to give you a number, your warning bells should go off right away that they're probably not going to follow through with you. i have quite a few tips on this subject, and would be most willing to share them with you if you're interested. e-mail me and we can chat maybe. good luck to you!!

After reading through your questions and answers you have posted I have come up with a couple suggestions tailored made for you.
Stop drinking and driving. No one trust a drunk and if you don't show up because you are in jail why should the client keep their appt. if you can't?
Don't share your racist views with your clients, try and pretend you are not a racist.
Don't try and lie to impress your clients. You say you make over 100k but you ask advice on where to buy cheap replica clothes and lowest price electronics.
Get a complete make over. Consider plastic surgery.
Learn to budget your money. No one is going to trust you with a huge purchase if you can't even manage your own life.
Stop obsessing with Bill Gates and Paris Hilton.
Don't pretend to be a tattoo artist that can ink your clients vagina, like you have offered to other 'yahoo askers'
Find another source for professional advice regarding your career. You really think you are going to become a great Realtor from asking questions on Yahoo. Go talk to your brooker and other Realtors in your area.
Don't treat people like retards. Like your hatred for FSBO - you really think you are going to get someone to list with you when you treat them like crap.
I would rather spend an entire day with a greasy used car salesman than an hour with a real estate agent like you.

Best ways is get poeple to keep their confirmed the appointments, is to mention the time slot at least twice at least twice using the follow as some examples with you making the 2 choices.
"Can I count on you to be there?"
"Can I save reserve that time slot for you?"
"Are you good at keeping appointments?"
"Great, I'll see you at (then resay the time)"
or "Great, I'm looking forward to seeing you at (resay time slot)"
"If for any reason something pops up call me and we'll set another appointment my number is ...."
If they say the words, "Try" or anything else but a pure yes chances are they won't show for the appointment.
See your appointments magically not be a waste of time!

You made the biggest mistake of your life. First of all, you should never have called the people on this website white trash and low class and you DEFINITELY shouldn't have grouped me in with that class of people. I have quite a bit of pull in the real estate industry. You just killed your career.

Had this same problem as a pet dealer. People would say they were on the way and never show. Sorry don't know. Just ask them to call if something does come up.
