Its taking a chance everytime you try to save a sim from death. To increase your odd make sure both sims have a really good relationship with eachother. If that doesn't work then bring them back with the ressurctor thing.
To see a ghost make sure it is night time and that the grave is on the first floor. Don't have anyone mourn for the departed either. Certain things makes the ghosts angry like someone sleeping in their bed, another family moves in, the fridge being empty(if they died from stavation). Which makes them come out more.

you should have another person living in your house and whn the grim reaper comes make a deal to take the guy/girl living in your house and then be saved frm death. about the ghost: there should be a grave of a dead person(if anyone is dead in your house). and wait until someday a creeepy ghost gets up from the underworld.( i killed a person living my house to get the ashes and buried it) (dont forget to choose the best answer)

umm let someone die and find out about the ghost (btw i think you can only see ghosts in strangeview) ...... as for the dying thing you have to beg with the grim reaper when he comes and the you play a game with him.
