Upkeep - maintenance costs ie; driveways, porches, window seals, etc. Lawn Maintenance - lawn mower and weed control chemicals.

Interior - cleaning items, cloth washing, dish washing detergents. Get a good carpet cleaner for immediate cleanups.

Your insurance and local taxes should already be paid for with your escrow so nothing to worry about there unless the $ in your escrow account is lower than your actual taxes, then you'll need to have some extra $ for that.

Put away for future major maintenance such as replacing your roof. How old is it now? They normally don't last much over 15 years unless its metal or tile. Also, possible Exterior Painting or siding (if the siding is old). Driveways wear out too.

Homeowner's insurance
Property taxes
PMI (private mortgage insurance)
All on top of your loan and interest payment.

p.s. Don't forget to save for that new roof, hot water tank, and all the other things that break down and you have to pay for when you own your own home. Leaky toilet, your problem! Stopped up bath tub, also your problem.

Don't forget your land taxes and home insurance. Sometimes we forget those because the land taxes only come once a year but, they still have to be paid. Also, when you own your own home, you may need to figure for lawn maintenance.

Interest on loan-
choose an interest-only type of loan,
because the property value is sure to go up,
in future you can sell and repay the principal amount.
Very good idea.!!

Garbage pickup
insurance
monthly upkeep costs (always crap you don't expect)

Unless you plan to do it yourself:
pest control
weed control
yard maintenance
