I need some ideas on how or where to start? Do I buy property first, then have it built? Who builds it? How much money do I need to start the process?

Sticky question. Depends on where you live and if log cabins are prominent in the area. If they ARE, then there are construction loans to do land home packages with as little as 5% down. If NOT, then you will need your land as equity and usually 20% of the "subject to" completion appraised value. Fannie Mae wants at least 2 comparable log homes within 7-10 miles. That is where the issue if prominence comes in. You need someone who specializes in construction loans. Most mortgage brokers or your local bank get confused easily and will give you a ton of bad information. Get with a national mortgage lender; such as GMAC, Chase, Countrywide. Someone who ONLY does mortgages, not the "can i open you a savings account" places. The national mortgage lenders have aggressive pricing on rates and qualified construction loan officers. Also, ask the builder you may consider using. Most have "preferred partners" they deal with. When it comes to you being your own General Contractor (building it yourself), that gets sticky too. IndyMac has a great construction product as well. Good Luck!!

I want to do the same thing. it depends. Do you want to rough it and build a pioneer log cabin? or are you looking for one of those log homes you see in catalogs and magazines? Property would help, especially if you want it custom built. If you buy a pre-made home from the warehouse, they can help you with a land/home/septic/well package deal. Well you can build it if you want to learn, or you can buy "kits" that come ready to be assembled by a contractor or someone with knowledge of it. Or like I was saying you can buy one made in a factory. Well price can range from practically free (building it yourself with log from on the land) to a grand log mansion you see in magazines and in ski resorts. You should buy a Log Homes magazine and look at different options. Definitely save your money otherwise, even if you do want to run to the creek everyday for water and use an outhouse, because you are still going to buy or rent land, buy tools, etc. if you have anymore questions or need some good books email me....arcadian_creations@hotmail.com

Well where do you want to live. First you need to either purchase a log cabin. Or would you prefer to get the land then have it built for you. You can get log cabins from the cheap price of 100,000 to million dollar cabins.

The process is expensive. If you can wait while you pay off a piece of land...all the better. It will cover the 20% collateral the bank will want. If you build expect the banks to be even fussier.
There are kits, companies which build their house models for you, and complete do it yourself.
Dad and I built a 1 room place when I was 10 or so. Peeling the bark off the logs is a super pain.
If you can, visit some show rooms. Be ready for sticker shock.

I would look for the spot that you would like to build on and then buy that property. Then you can find companies local to the area and get them to build you a log cabin.
