I am talking about modular homes (not manufactured homes). Modular homes are built to local codes (not HUD), just like conventional stick-built homes. And modular homes are stick-built also, but I have heard they use 30% more wood than conventional homes because modular homes have to be transported, therefore they are stronger than conventional homes. I have heard that modular homes are made indoors in a controlled environment, which is better, and are made more precisely with more quality control than conventional homes. I have also heard they appreciate the same as conventional homes.

Opinions?

I don't think they are any stronger. What's more important than the type of home is the quality of the foundation.

I am going to replace a flooded out house in New Orleans w/ either a modular house or a Thermasteele one. Haven't decided yet which, but I have heard good things about modular houses. My opinion on them used to be horror that a house would go up virtually overnight, now I am really glad that it can be done. I think that even mobil homes are built better than most people think as far as the basic structure goes, but are done cheaply as far as fixtures like sinks, faucets, bathtub. We bought a small one to live in when we were evacutated for Katrina last year. It was in the area effected by Rita and it did pretty well. Just the skirting was messed up and the leveling slightly off. I saw lots of stick built homes that made out much worse than our little trailer did.

I can't answer the stronger part, but I do know that they are financed and will appreciate just like a stick. Manufactured homes will depreciate.

NOOOO!! never never buy a modular home! looks great but after you live in ot a few months it falls apart! you won't even keep your curtains up!!!
