I have a 3/12 low slope dormer on the back side of my Cape Cod. One roofer suggested a self adhesive flat roof system (which I’m told costs more) while another roofer said covering the dormer with an ice shield and shingles would be enough to prevent leaks. Who to believe?

Building codes designate any roof slope below 3/12 to be low slope. Shingles alone are acceptable for 3/12 and steeper roofs.

If you have an icing-up problem consider adding more attic insulation and possible heat tracer wire over the eaves.

2/12 or lower you have to use flat roof material and not shingles.

I would believe the roofer that puts the "Ice and water sheild" and shingles.

I think the other guys is just trying to get you to spend more because its so close. But you'll be fine with the shingles.

A good brand of shingles is Certenteed. They are a little bit more expensive but will last you so much longer.

I have the same issue on the low slope of my Cape Cod.

I went with ice and water shield on the entire low pitch side along with the self adhesive roofing.

I haven't had a lead in over 5 years!

I also insulated my attic and increased the amount of attic ventilation.

I recommend going with the ice shield and roof shingles. It will be better, in the long run, and can last up to 30 years whereas a tar pitch solution needs to be reapplied and patched more frequently.
