Check http://www.doollee.com/Plays/Plays1.htm which gives details of every play ever written, as far as I'm aware. Then you can order it from your local bookshop, or online. (Samuel French bookshop is good at obtaining stage plays, as is the Royal Court's bookshop).
You will need to contact George Orwell's estate to get permission to adapt it into a stage play if you want to do it yourself.

It's a novel, so you will have to look for someone else's screenplay/script.
Some local libraries have play collections worth looking into.

Have you tried contacting either the National Theatre bookshop or Samuel French Bookshop in London? Alternatively Foyles are also good for playtexts.
