For real estate listing and appraisal purposes, the garage is not included in the overall square footage of the home. Square footage is calculated as livable heated square footage.
However, it is included when calculating square footage for building code purposes.

Defining a house by sq. ft is extremely very perplexing. it may be lots extra convenient in the journey that your person loan qualified you for a house well worth $X volume. whilst a house is being outfitted, it expenses a definite dollar volume consistent with sq. foot. it may look that the builder does no longer be development garages, porches, and patios for loose! Frankly, once you communicate approximately your place as sq. photos -- whoever is doing the figuring is doing it to their business enterprise's very own benefit. The loan/coverage/tax guy could parent the entire component; the realtor purely considers the residing area. even though it extremely is figured -- you lose! i desire you will get this found out on your delight.

My husband is a realtor and when he list homes he uses the total living area for the sq. footage. That is the areas in your home that are fixed and finished and could be liveable. The garage would not be one of them. At least here in Michigan...Hope that helps

In Illinois, square footage does not include a garage or bathrooms. And it includes the basement only if it is fixed into living space.

The sq ft is supposed to list only LIVING space, so garage should not be.
