For real estate listing and appraisal purposes, the garage is not included in the overall square footage of the home. Square footage is calculated as livable heated square footage.

However, it is included when calculating square footage for building code purposes.

My husband is a realtor and when he list homes he uses the total living area for the sq. footage. That is the areas in your home that are fixed and finished and could be liveable. The garage would not be one of them. At least here in Michigan...Hope that helps

In Illinois, square footage does not include a garage or bathrooms. And it includes the basement only if it is fixed into living space.

The sq ft is supposed to list only LIVING space, so garage should not be.

square footage should only include LIVEABLE space - so garages and unfinished basements are NOT included.
