There are all kinds of programs available for first time homebuyers. Some are available nationally, some are available in particular states, and some are run by local counties, cities, and towns.
Best advice is to use the services of an experienced local real estate agent. They will be familiar with all of the programs that are available in your particular area and will walk you through the application process. Remember, the commission earned by a real estate agent comes out of the seller's proceeds.

I know there is this loan out there call CHAFA. The governement loans money to first time buyers only at a fixed low rate. You should check it out
