Honesty is always the best policy. What you are experiencing is not uncommon. It is buyers remorse. Talk with your agent, they may be able to assist you in working thru this.
If they are the caliber agent you perceive they will understand, but please do not allow this agent to spend more time showing you property if you in fact have decided not to buy. Their time (not to mention gas) is valuable too. This is how they earn a living.
A gift certificate of appreciation to a nice dinner for 2 would be appreciated and incentive to respond again when you are ready to buy.

Have you signed a contract to purchaser any property? If not, then you owe the realtor nothing. I would just explain you've decided not to pursue buying a home at this time, but when you decide your ready, you'll call them right away. Also, if it's just that you can't find what your looking for, tell the agent exactly what you are wanting and tell them to feel free to call you if it comes on the market. Afterward, a thank you card might be nice too!

Be honest and tell him as soon as possible. He will appreciate it. Just say that your situation has changed. You aren't able to purchase right now but that you really appreciate everything he has done and he will definitely be the one you contact when you are ready. Send him some business. If you know anyone interested in buying or selling give them his card.
Contrary to what a lot of people are saying we don't work just for the next commission check. Real estate is about relationship building and if I get angry with you what are the chances that you will contact me when you are ready? What are the chances you will refer friends and family to me? Not good. But you WILL tell everyone you know what at witch I was when you decided not to buy at this time.

Just talk to him and explain. IF he is a reputable Realtor, he will not make a fuss - if he starts ranting and raving (I had one of those once), simply and firmly tell him that you are no longer in the market. And NO, you don't owe him anything. Lots of people change their minds, part of the business.

Speaking AS a Realtor, I suggest you simply be honest with your Realtor and explain why you have decided not to buy at this time. If you really like the Realtor, I suggest you do your best to refer him/her to anyone else you know who is a prospective buyer or seller.

Don't feel bad. Do you know how much they make?!? Just let him that you've changed your mind and that you aren't in the posistion to buy a house at the moment and that you will try again later and that you'll keep his card handy for when you are ready. Do you know how much they make on 1 deal?!? Don't feel bad at all.
