we have a 2 year lease on our rented house with an op out clause after 1 yr! However 7 months into the lease our landlord wants to sell! We are in ireland(southern)
Any ideas! we were told yesterday we have to be out by 20th oct!

they cannot if you are in compliance with the lease. The new owner would take subject to the lease.

If the lease allows, file the lease with the county clerk to put the potential sellers on notice of the lease.

Consult a lawyer quickly - your lease may have a clause in it that would give either of you the right to terminate the lease but this usually has a time limit of two months. However, if he has signed a lease that ties you both up for a minimum of a year - he can't evict you. You, however, could file a claim against him for damages covering your cost of finding a new home, stress etc. You could also stay there as sitting tenants. Either way get legal advice.

Don't know about there, but here a 2 year lease is a lock. your landlord cannot evict you without cause. In some cases the lease would apply to the new owner who you would continue to pay rent to while you continue to occupy the home.

I would see a lawyer, I am pretty sure that you cannot be evicted with a lease in good standing. Your landlord may become responsible for providing security and equivalent accomodations to honor the lease.

Not too sure about ROI law but in England and Wales, a Landlord must give you at least 2 months notice and certainly not before the minimum term which in this case is 12 months. The best course of action to take would be to not vacate the property and continue to pay your rent. Your Landlord will need a court order to evict you which will take some time anyway and he will not be successful if trying to evict you before the minimum term.

your classed as a sitting tenant, take a copy of your lease to your local cab or advice bureau an they will tell u were u stand and help u with re housing if needed

they can't if you signed a lease and have never missed a payment. no way. ring citizens advice to be sure think there's one in every town they're free and know everything
