That depends on what you want to build (some things take longer than others), if the neighbors want it built too ("not in my backyard" folks will be a drag on regulatory acceptance), and do you really have the money to do it.

In my town a major old building was going to be rennovated, but the developer didn't have the finances to pull it off. Down the road a ways a town got a developer for a casino, but the regulatory fuss killed it. Down another road is a water park that has been "coming soon" for six years before it was abandoned. Make sure you've got your ducks in line before you brag about making them fly.

Around 3 to 5 years, depending on availability of funds and how fast the developer wants it to be done.
