Any place that is close to water is good for farming. The flood water brings in nutrients that have washed into the river (from the topsoil that has washed in from farther upstream.)

The reason is that there were no many places in the desert wit water. After the flood, the river left some lime and other sediments that made the soil rich.

"was" is key here,,,, its one of the theory's as to what happened to the later Egyptians,,,, the floods every year gradually dwindled to almost no water..... leaving the soil very poor in nutrients.
