You are not going to find a "list" of people who want to buy property in your area. The lists that do exist belong to the real estate agents who make their living finding the right property for their buyer clients. You can bet the ranch that they are not going to share those clients with you and give up a possible sales commission.

It sounds as though you do not want to list your property for sale with a real estate company. That does not mean that a licensed real estate agent can't sell your property for you. The key is to make them aware that you are willing to work with them and are willing to pay them a commission. You should avoid about half of the traditional real estate commission since you are only paying the selling agent a commission. A well worded letter with pictures of the property, a description, the price, and the willingness to pay a selling commission should stir some interest in the real estate community.

You can also advertise your property your self. If your property is in a sparsly populated area, you might want to advertise in the nearest large metropolitan area. You probably already know where most of the seasonal residents come from ... and that is the place to advertise.

I think it is essential that you review all contracts and documents relating to the sale of your property with your attorney before you sign anything. Niave sellers find themselves in legal entanglements every day because they tried to save a nickel by doing everything themselves.

Good luck with the sale of your property.

Advertise Advertise Advertise.
I don't know what the lake is about since i have never been there. But i'm an agent for a company that sell waterfront property in South-Africa.
The key is not so much to sell the property but to sell the leusure advantages - then the clients will come to you.
You have to be visable. 83% of what people know comes from sight. The more they see your cards, boards and advertising the more it will be imprinted in their minds.
Sell the benifits like what can you do on this lake is it fishing, boating skiing.
Give a service (Free if you can)
We send the weather forecast via sms to all our clients on a friday free of charge. this way thay know if it will be worthwile to come down for the weekend.
This helps build your database. We send out, hand out post the subcription stating Big it is a free service they just need to fill it in and fax it back.

Hope this helps
