Classification, it's still a mobile home . If it comes in on wheels it will be called that. Appraisers will not give you an appraisal as high as say a stick built home. They do appreciate but not as fast as stick built. Now a days they are built with 6" walls~ 16" on center studs~ up to 15" of insulation in the attic area. Make sure they have the right roof pitch for your area(snow). The best way, if you wanrt to go that route, is to order it the way you want it(options)and have a contractor help you with the specs. I am telling you from experience. We ordered ours, set it on a full, poured basement...and overtime, the discoveries we have found in poor workmanship would SCARE you! Ours is 1994 28 x 64 Wick Home. I could tell you stories!!!! The windows are of a lower grade and in no time will lose the gas between the panes. Doors are 32"~that is a special order door at most building ctrs and your furniture has a hard time fitting thru the doorway. The floors are made of particle board,which when wet will warp like a lasagne noodle. All that takes is for the washer or hot water heater to spring a leak then, start shelling out big bucks to replace and dry out! Electrical is an electrician nightmare! Cheap! It is a good starter home unless you want to $tick $ome money into is and bring it back up to code. Ours is beautiful now, but we stuck some pretty hefty $$ into her! And thru all the sweat and tears...we get a LOT of compliments on our home and can't afford anything else!

Hi, I owned a modular home.. the disadvantages that i found were these:
1. Electric bill is much higher.. it is not well insulated so you use more electric.
2. The value of the home will never really be or go where you want it.. at the end you pay more than what it is really worth.
3. They are built very cheap. you can hear someone whisper in the other room.

I don't think that it was worth my money. Pretty much it is a fancy trailer home. I hope this answers your question.

If you do not own land, you have to rent a lot and with the lots come all kinds of neighbors, let alone a landlord. The neighbors could be people that come and go meaning they move their homes and you would have to put up with other new neighbors.Not like a home in a neighborhood that is stable. The taxes are higher than a home, like double.

the stuff that they use is not top of the line products. usually the bathroom faucets are made of plastic. the wood in the walls are not as big as people use in normal houses. you have to add real world to the equation. real world is the manufacturer wants to make money, so any place they can save a penny, they will. the finished product may look nice, but if you look close, almost everything looks a little cheap.

A modular home loses it value similiar to the way a mobile home would lose its value. A house, on the other hand, increases in value and is a better investment.

I can only think of one disadvantage. That is that there are absolutely no advantages at all. Remember, as with anything, you get what you pay for.
