Hello,

Some communities have local ordinances that prohibit gas fireplaces altogether. This is because they can be dangerous for two main reasons:

1) They often require a natural gas line that needs to run into the house. This itself can require a lot of permits and can be a hassle to set up. If there is an internal gas leak in the home, an explosion may occur.

2) Some of the byproducts of burning many fuels can be hazzardous if not vented properly. This is because they can produce carbon monoxide. Unvented gas firepalces need to be handled very carefully.

For the reasons mentioned above, some communities may take a more active approach to safety by placing a lot of red tape or perhaps restricting them altogether. Here is a good source for more info:

I've heard of an ordinance that prohibits woodburning fireplaces in a 2nd storey, but gas are allowed.

Specific types of fireplaces must be used in a second-floor bedroom. I knew someone whose inspection listed this as a problem. Their fireplace exhaust, because it was not connected to a outside source, had to be a specific type. They had to have it replaced to sell.

I've heard of every kind of ordinance.

BUT... these are State and local and you don't say where you are.

Consult your yellow pages under Contractors or attorneys...
