I am a tenant of a newly build property. I had to install a BT landline which was over 100 pounds. When I asked the landlord if he could reimburse that to me as it is a profit for him or every other tenant after me he refused. Do I have a right to demand it back or partially? Do you know in which law or how to go about it?

To make it clear I wanted a BT line, it was not the Landlord who forced me to take it.

You have to pay for it as a phone is considered a luxury. I had this problem with my last flat it was down to me to pay for the line, sometimes BT will install one for free but not often

A landline is not an essential component of safe and habitable home - it would be deemed a luxury.

The landlord therefore has no obligation to instal one, if you want a landline then you must meet the cost I'm afraid. It would be the same if you wanted Satellite television installed etc.

Your landlord is not obliged to install or meet the cost of telephone line you have installed for your own use in the house that you rented. It is not usually part of tenancy agreement. The installation is in your name and ultemately for your own use. You can decide to disconnect it if you cease to be tenant, and if you don't, it will be disconnected anyway because the registered user no longer resides there. In short, your landlord is not responsible for items that are registered in your name.

It depends on what State you are residing in. Most States require a landlord to provide a working phone jack, that is all. A telephone is considered a non-essential luxury

Here in the states its...Heat, Hot Water and Safe Environment.

landloard/tenent laws vary depending on where u r, but i think what i said in the first line pretty much sums it up. landlord generally only has to pay for 'neccessary' things.

Yes, he should deduct that from next month's rent. Because it is an addition to the place that will make it more rentable in the future.

legally its ur landline not his he could actually ask u to get it taken out because it could have damaged his property

No you cant force him to pay, you should have spoken to him about sharing the cost before you had it fitted he might have been more agreeable.
