Updating your kitchen and baths are often the best improvement. They not only increase sales appeal, but offer the most return for your dollar. Energy efficiency is big these days. Windows and a new furnace not only save you money in a house you're planning to stay in, they appeal big time to potential buyers. Clean up the outside. Nothing distracts from a homes appearance than a bunch of junk (lawn ornaments included). Fixing broken sidewalks and adding a few flower beds adds to curb appeal. Definitely paint the home if it needs it. Paint is is relatively cheap, but can transform a homes appearance.

Keeping up the maintance on your home can increase your property value. Buyers look for homes that are well maintained not necessarily ones with the most upgrades.
You don't have to have fancy landscaping, it needs to be healthy, no dead trees or bare spots in the lawn.
Kitchen and bathroom remodeling does increase your home value as long as you don't go overboard. If you overdo it then you won't recoup the expenses when the home is sold. For example if you live in a neighborhood of homes valued at $100-$150K, you would put imported tile costing 50k throughout the house. Make sure your house conforms to the neighborhood unless you plan on living in it forever.

We purchased our home exactly one year ago. We painted the exterior. The front and back yard looked terrible when we purchased, but we put a lot of work and some money and now it is one of the best yards on the block! We also put in a heat pump. Did some painting inside and some new carpeting. Just had an appraisal and the value increased $70,000. Next we are remodeling the kitchen and the master bath.

I agree with SugarBDP1's answer. Just be ready to spend money. Home improvements are not cheap. Do the improvements that you can afford. Do not spend beyond your means. You do not have to everything on the list. One year it could be replacement windows or just painting the outside or inside of the house. But remember to include any improvements when it comes to tax time. You may get a nice tax refund out of it....Check with your tax preparer to make sure all improvements are deducted.

Good answers so far. The right home improvements can increase the value of a home greatly, the wrong ones will not recover their costs. Windows are a bad investment, for example, and a bathroom remodel is almost always worth it. It's good to consider what improvements make sense for your neighborhood, so you don't overbuild and price the improvements out of the market.

curb appeal usually sells houses. If the outside looks unkempt most buyers will be turned off before they even enter. A little paint will more than pay for itself, Bright contrasting paint for details, rails, windows and trim will make your property stand out. Don't forget grass, shrub and yard maintenance. Also, stay away from your home while it is being presented. Frankly, you'll just get in the way and you may telegraph your desperation to sell.

I disagree with different responders. As an appraiser, i will inform you that new shape in a greater robust budget DOES have a very good effect on latest domicile values. The previous asserting approximately "region" being the best ingredient in actual components does carry genuine. to boot, the hot shape will draw human beings to the section. in the event that they discover they are able to't arise with the money for the hot residences and are nonetheless interested in residing there, the older, affordable suggestions will seem very beautiful.
