You may have the right to present them with a three or thirty day notice to pay rent or quit. First look up your local and state laws under landlord/ tenant. Remember as a landlord you have obligations to know proper procedure and laws. So familiarize yourself with them. Also, if affordable contact a lawyer. You have to serve them with an eviction notice, usually 30 days, some do give 10 or 3 day notices. After that time if they have not vacated your unit, you then take them to court. In most cases the judge will give them 10 to 14 days to be out, plus they will have to pay for any back rent owed and damages.

What you can and can't do varies from state to state and your city may have legislation too. See if your local county or city attorney office (district atty) has a landlord/tenant booklet or an assistant that handles these type questons. Evict them.As the landlord you are not responable for providing free shelter to the tenants.If they don't pay then they are OUT.Do not let yourself feel guilty because of some b.s. story that these people will try and tell you.EVICT THEM.

type up an eviction notice and then have it notorized on that date. have a service bring it to them so they have to sign for it.
