When you have to make disclosers in your contract, do you have to reveal that you have a convicted rapist across the street because of Megan'snLaw which is public knowledge on the internet.? This is for Megan law in California and selling your house.

Nope, because it is public record. Anyone can go and look it up on the Internet but it would be unreasonable to expect you to know at any time where the sexual predators are. Our Realtor gave us a report of each property we looked at. Megan's law is that Sexual predators need to register.

Federal law does not specifially require the disclosure of sexual preditors. However, you are to disclose anything that would affect a potential buyers decision on whether to make an offer or not. Would a sexual preditor living across the street affect your decision on the house? It would for me.

I don't believe you do - it's not anything directly related to the condition of your house/property, and as was stated before -it's public record and if anyone wants to know that kind of information before making an offer on a property, it's up to them to check it out. I had this same question because we had a sex offender living in the house next door to us; but thank GOD he moved before we put our house up for sale!

Regardless of what the law requires, wouldn't you expect to be informed of him if YOU were buying the house? How would you feel if you sold the house to a family with small children, and one of them was molested or raped by the guy?

hmmm. interesting question. We have a preditor on our street that I found on our state website. I don't even know if the neighbors around me know.....

i wouldnt think so to be a good person yes but it is up to them to find out whats going on around them how do you feel about lying by omission
