If you are late, according to your agreement with her, yes, she can evict you, however, she cannot accept any payment from you and still proceed with the eviction. By her refusing to accept payment, she evidently wants you out. Better start looking for a new place.

nope you get thirty days from the first of the Month after proper written notice is received. they have to take you to court. only the court can evict you
