$270.00 yearly tax. I get $653 a month. But have some savings. saved after the purchase . is that a good deal or a bad deal

It's a good deal. But will your $653 a month be the total net income for this household? Because you have to figure out the additional bills are going to be electricity, gas or propane, water, trash, sewer or septic-tank, and a telephone line. That needs to have a ballpark figure. Electricity and gas or propane are the highest utilities, water is variable depending on where it is located geographically and if the mobile home park buys it in bulk and passes the savings on to the residents, trash is reasonable and so is having either a underground sewer line or your own septic tank and a telephone line is variable for many reasons. Then you have to figure average food costs, if you have a car the gasoline for commuting if employed, maintenance, registration fees and insurance, if you have health insurance costs, do you take medication that have a copayment. Do you own a pet? Their food costs. There's money needed for clothing and other personal incidentals. What about furnishings for the home? Do you already have the basics or need a couch, a bed, a table, lamps. There is the cost of laundry, do you have a washer and dryer hookup at the mobile home for your own set or will you need to use their laundry room? That adds up. The deal itself is a good one, but I think on an income of $653 a month, it would be too difficult.

Any mobile home is not a good deal, as they depreciate, not appreciate like a normal home. I would try to find a fixer upper cheap regular home instead.

There is no way to say if it is good or bad.

Prices are different from state to state. In Florida it would be a bargain.
