Contact a local Realtor, there are lots of programs out there that they can assist you with. AND, it's free, they generally only make money on sales commissions.

May be by inheriting the house…but you can’t call that a purchase.
Else if you want to purchase a house then you will have to search for a financial institution to give you the 100% loan amount. Which state is the property located in? I have a couple of loan officer friends that I could hook you up with.

Search the net, there's a lot places willing to give out loans and the govt has special programs for first time buyers.

Move into a rent to own house and buy it from the landlord/owner that way.
