And please be nice. Okay here goes: my brother who still lives at home (he's 19) just called me to say that he's installed a half pipe in the yard. Problem is, my parents are away on a cruise. When I told him that his skinny a** is soo in trouble he said that in fact what he did just increased the property value. Is this true or just the opposite? On the upside, he and his equally witless friends now hang out at home & are keeping out of trouble. The yard is big (about an acre) and there are no neigbors nearby to be disturbed. Will he be in trouble, I mean, are there building/planning permits needed, etc? Thanks in advance.

Oh sorry, I should have elaborated. A half pipe is that curved, concave platform thingy that skaters skate on.

It depends on the neighborhood and the kind of people looking to buy into it. Families with tweens and teens who are into skateboarding, or even just want them to have options of activities at home, will not consider the pipe a reason to lower their price.

They may not however see that as a reason to offer a higher price. A pipe does not really compare to things like a pool, spa, gazebo, dog run, built-in BBQ as an equity builder.

There is also the consideration of how stable the pipe is. I grew up with a handful of witless cousins who were surfers and boarders. And the idea of making something structurally sound' would never have occurred to them. If the pipe is not sound it will actually DECREASE EQUITY in your parents home. The same may be said if your local counsel requires permits.

Really this comes down to your parents. If they are happy with your brother being home more often, enjoying his sport while still being close and don't mind the ramp - it's their choice.

Equity doesn't actually mean anything until the home sold and money has exchanged hands in escrow.

It's not attached to the house so permits aren't needed. It's kind of like adding a jungle gym or play structure in the yard. As to whether or not it increases the value of the house depends upon who your target buyers are.

If you live where there are a lot of skaters and not a lot of skateparks then it might increase the value, otherwise it could be seen as something that the buyer has to get rid of and could decrease the value

I don't know about needing a building permit, but he definitely DID NOT increase the property value.
think about it. how many people are actually going to have use for a half pipe. most people don't even know what it is.

The only thing he just increased was your folks home insurance. That's a liability.

As far as permits, depends on how the land is laid out, if you have any electrical wires above/below ground etc.
