I wanted to look at neighborhoos in and around San Jose to either buy or rent a house. I am a married professional looking for a safe neighborhood with older houses and walkable streets with trees. Anyone have any suggestions?

Rent vs. Buy as Housing Market Continues to Slump

As housing market slump, it is easier to calculate "Rent vs. Buy" scenario. Because "appreciation" is no longer a factor.

Mortgage payment consists of two parts: interests and principal. Interests are like rent, which doesn't add to the equity to your house. It simply disappear as your pay it.

If interests portion of the mortgage payment is roughly equal to rent of equivalent property, then it is a decent buy.

For example, let's buy a $500,000 condo with 0% down and apply interests only loan (just like renting a place). Mortgage payment would be $3250/month. It is a bad buy, because you can enjoy same property for $2000/month.

Please note that I assume the tax benefits from home cancel out fees from home association and property tax. For more accurate calculation, consult with your CPA or accountant. But NOT your realtor, whom will say anything to get the deal to go through.

And again, if you like a particular property, then paying more may be reasonable. You are the only person who can decide how much more premium you are willing to pay.

a million. the human beings there are very friendly on campus and rancid campus, and San Luis Obispo is unquestionably a college city, fairly some shops. 2. the city is unquestionably high quality, not at all ghetto or something. 3. There are mountains and seashores close to by ability of (a pair of 30 min rigidity) so there are fairly some opportunities for exterior activities. 4. SF is approximately 4 hours away and l. a. is 3 so if it quite is real seeking to you......... 5. heat summers, even nevertheless quite not as warm as Texas. that is close to the coast so i might say it would not often get into the better 90s. Summers may be wet yet not great chilly. 6. Make a circulate to. The campus is rather with new homes and the community there is quite high quality. it is not that massive of a college so which you will get to appreciate human beings

I have an aunt who lives in San Martin which is near Morgan Hill which is near Gilroy well at least in that direction. It seems really safe down there. My other aunt lives near Leland High School that seems like a nice place to live too.

I have not lived in San Jose,Ca. for over 30 years. I say call a realestate office in the area and just ask them were they would buy. Give them a price range.
