What if your house was listed with a Realtor will that cause a conflict? Or if your house was listed with a selling agent a buyer agent bought over an "investor" from a "We Buy Houses" company will there be any differences then it was just between two individuals?

No, but have seen them advertised. They'll give you bottom dollar. They are just what they say they are..."investors. They want in at the bottom, fix up and sell for what they can. You can do that yourself. Stick to the realtor, you'll do better.

I've never used one but I know how they work. They pay you about 20% less than what your home is worth, or even less if you don't want an appraisal. On the positive side, you are guaranteed to get the money for the house in the timeframe stipulated--- they never back down from the deal and they never go to closing late. The paperwork is a lot easier, too. But you lose a lot of money this way. As far as your realtor goes, check your contract or representation agreement because you may be in trouble--- lots of times, the contract/agreement prevents anyone other than that realtor from selling your house.

Most will only pay .70 on the dollar.
