post an ad on fsbo(for sale by owner), download a picture of the front (make sure lawn is mowed)--called curb appeal . If you know a real estate agent you can Contract him to prepresent you. and write the contract of sale. this is usually a flat fee and well worth you money. One suggestion: put a Home warrenty on the place usually no more than $300. it will save you much heart ache after the house is sold. Search the web there are a few places under fsbo with alot of info. GOOD LUCK-- if all else fails--- list with an agent. Remember even the fees are negotiable.

Put "For Sale" ads in the local newspapers. Expect to get many calls from Realtors and a few calls from people not qualified. Buyers are generally reluctant to deal with individual sellers.
