We live in Hattiesburg, MS and found a house that has been sitting empty for 2 years and has been badly vandalized. We found the owner in FL but his phone is disconnected. We really want to buy this house but in order to do that, we need to find the owner. We also know the name of the mortgage co. but they will not tell us anything.

You said the phone is disconnected, but do you know if the address in Florida is valid? If you got the owner's address from current tax records, then it's probably a good address. The owner has a mortgage and is going to want to keep current on their taxes even if the home is vacant. Try contacting the owner at the address in Florida. When sending something via US mail, write "Address Correction Requested" in bold under the return address and the post office should notify you if there has been a change of address form filed.

Go to the registrar of deeds at the country court house. They'll have the ownership information there.

If you've tracked the owner to Florida already, maybe he doesn't want to be contacted.

Check with the property tax department and see if the taxes are being paid. If not, you may be able to pick it up at a tax sale.

Go to the Tax Assessors office in the county court house where the property is located. Have them check the tax rolls to get a mailing address where the taxes are being forwarded.

Since you know the owner's name, other than public records, it will be difficult. Try having the mortgage company giving him a message without compromising their rules. Good Luck!

Lookup where his tax statements are mailed, and mail him a letter.
