Seems to me like even the "McMansions" are made of particle board.. quick splat of this..splat of that..couple of nails here...pre-fabricated junk.. that within 2 to 5 years is falling apart..

I know the market is down now..but still..those new houses aren't worth it...are they? Why do we let builders sell us on this crap?

A house usually sells for $50,000 - $200,000 more than what it cost to build it.

As far as value for the money that you are spending, it is not worth it. A house that is freestanding and is at least 50 years old would have more value (or bang for the buck) than buying a house that is 15 years old or newer. They just don't put the structural work into the house like they used to. Today's world a house can be thrown up in a week, and who is to say that in 10 years it won't come falling in on you.

On a personal note: I have a friend who went out and bought a $300,000 home, brand new construction in a brand new sub division. That was 3 years ago. Well, today, there have been lots of problems. Almost every house in the sub division has experienced a death relating to cancer. Come to find out the homes were built over a known cancer causing toxin. The company who built his home knew about this, but never released it to the new home buyers. So, now they have went to court to get their money back from the home builders. The court ruled that there were no laws broken. They cannot sell the home because of the fact this made news within the community. So now he has to file bankruptcy, his home is worthless, and is out $300,000, and all the little perks that he received when buying the home---like first time home buyer and so much more.

Do research on the home builder. Some have poor records including legal disputes or class-action suits (like Sunrise Homes). Ask other homeowners you know who own new construction and see if they have any complaints. The biggest problems you'll encounter with new construction are a broken slab (foundation), appliances that fail, and cracking sheetrock (from settling of the house). Consider the region you live in when looking for potential problems.

Most people buy houses like they buy cars, they go by how it looks and its monthly payment.

The area in which they are built determines their value, as a comparison of other home construction in that area.

Materials have a cost and builders know that most buyers may not perceive the value built into a house if the builder were, to say, put a marble counter top in a kitchen instead of formica.

It still costs a lot to build a home and if the builders did not find ways to do things cheaper the cost of building your own home would be reserved for the Bill Gates of the world. The land, the prep work, the materials and the labor......................... nothing is cheap anymore. Builders have to pay for everything they put into it.
