Which is better in rental: manage property urself or via estate agent?

I am planning to rent my property and want to know: should i manage it myself, esp repairs etc or should i get the estate agent to manage it? I will be living locally, but have a busy job. How easy is it to manage repairs, breakdowns etc?

You've just answered your own question! You say you have a busy job. If you don't have time to deal with the daily upkeep of the house--get someone else to do it. It's less expensive to deal with it yourself though. Do you really want the phone call at 3 AM saying that the toilet is backing up all over the place and you need to call a plumber? Are you available to do the yard maintenance weekly (lawn/garden/tree care) or snow removal as needed? Do you have the time, tools and $ to drop what you're doing to go fix the broken window, broken garage door, furnace, air conditioner, etc.?

Estate agents take out the Hassle i.e finding tenants, collecting rent/repairs etc. But they take commission. Self manage you do EVERYTHING yourself.

i managed a flat with out any problems just a couple of things like a neighbour complaning about washing machine noise at night. i did six month lets of a furnished flat.

i cope with our rented sources. we got here across somebody to hit upon a tenant for a one off charge of comparable to a million weeks lease. he did credit tests , set up d/d signed varieties, then left it to us. controlled sources has a tendency to value you. they are in a position to additionally get issues "mounted" then cost you, if the tenants dont pay lease it has to circulate to courtroom and can take months to form, while you could merely deliver interior the lads !!!!!

dependes on ur time availabilty if u have enough time in future then manage it by yourself
