I will preface my answer by telling you that I am a licensed Realtor® in the state of Arizona.

To list your home on the Multiple Listing Service (MLS) you, generally you need to be a member of a board of Realtors®. If you are looking to save the commissions, you can go to buyowner.com (and the like) or use a limited service real estate broker like Assist2Sell, which will list your home and put a for sale sign in the yard and that’s about it.

A full service Realtor® should do what the limited service brokers will do, but they should also advertise and market your home. Thus attracting buyers, hopefully qualified ones. Also, with their access to the MLS a Realtor® will be able to see what other homes are going for in your area, if you are willing to price your home aggressively, it will sell faster. The other thing that a Realtor® will do for you is limit your liability from any (not that there will be) any possible lawsuits. Furthermore they will be able to show your property when you are not home and take care of the reams of paper that will need to go back and forth between buyer and seller.

No, and you do not need a realtor to list it for you. There are online companies, such as forsalebyowner.com that offer this service, and it's very inexpensive. This is how my husband and I sold our first house!
