Why pay an estate agent? What the flippin' heck do they do!!!!
Get an add in the local paper, do the viewings, credit check and choose the tenant yourself. The rent can be paid by standing order.
We do this and it works for us!! Good luck!!!
PS Do you mean you will be the landlord?

I assume you are talking about renting out your own property not renting some else.
Renting your own property out with out the help of an agent is almost complete madness. It can be done of course but you will have to get credit check and rent collection along with managing any repairs to the property and pay for a solicitor to draw up a rental agreement. Madness.
Also if you have no rental agreement and ( take cash and dont declare it ) you run the risk of the tenant stopping paying you and claiming squatters rights and then you will have to go to court or pay them to get out . So dont do it pay an agent to handle it. Duh!!!

look in the local newspapers. I personally think i would rent without using an estate agent as you get to kow your landlord and build a good relationship with them so that if you have any problems then you can sort them out without having to go through somone else.

You are right to be wary of using estate agents as they often charge the renter and the property owners extortionate fees which you will not encounter when renting privately.
Check out the adds in the local press, the internet. fish4homes etc.

the association of residential letting agents can provide you with lots of details, including practitioners in your area.
I am not sure what you mean when you say that you will be the tenant. If you can clarify this, i can give you a better reply, having done property management previously.

4. talk to the neighbourhood busybody.
Your property should be rented ot within a week
without any money spent. Maybe £2 only in the shop window

i would always use estate agents if i were you - private landlords can be a real pain in the @ss. estate agents ensure you are being kept in a legally sufficient accomodation, and also try and get repairs done asap. private landlords tend to drag their feet.
