You see the thing is America is fearful of an Iranian super state, which down the line could resurrect the caliphate, which isn't that outlandish as the diffs between sunni and shia is only on 4% of topics.
The only thing is America can't do much at the moment as it is bogged down in Iraq and Afghanistan. Therefore only the Israelis could do anything but if they launched a strike the whole Arab world would be in on top of them asap, but after the Lebanon fiasco there's nil chance of this happening.
So it would destabiliser it politically but not militarily.

The only way the region could be destabilized is if other Arab states think Iraq and Iran are joining up and ganging on them or if one or both of the parties violates the treaty just like in the first Gulf War.

In a way, religion hate between Sunnites and Shites, may end in war.
A civil war in Iraq at this moment may be bad for Iran. Some of the problems you find in Iraq can be detonated in Iran.
Every thing is possible. We need more time to understand them.

This may lead to an attack by the west which in turn may lead to the Arab world uniting against the west then we will all have a war and a volitile middle East.

This is an aspect of international relations or diplomacy called billateral relations. United states cannot stop or oppose this kind of talk between neighbours.
