I know Disney Cruise Lines has their own. The only way to get there and the one's allowed on the island are passangers on the Disney Cruise Line.

Yes, there are dozens of small, private islands that span the entire coast of the eastern seaboard, however all of these islands are already owned by others. There are other such islands that are extensions of the states along the same coastline that house several hamlets, villages and towns.

Yes, in as much as they are privately owned, mush as most land under US jurisdiction is privately owned. But most of these "privately owned" islands are not sovereign, that is they do not operate under a separate, recognized government.

As long as the island is not in international waters, people can buy and sell them as they please. Just be careful if the island disappears in the next hurricane or something - better add GPS coordinates to the deed.
