I have done some house work and the landlord said they would pay it all but they haven't done so what's the best way the tell them you want your cash?There's another thing, we've been having some problems w/rodents, we are very clean and I have done everything like put traps and stuff but it doesn't work. Is this something hte landlord has to take care or is it our problem? PLEASE HELP!!!! I HAT E MICE!!!!!!!!!!!!!!

send the landlord copies of the receipts. if they haven't paid up by the time rent is next due, simply add a copy of the receipts with your reduced rent.

It is the landlord who is responsible for getting rid of the rats. (at least here in Ca, it is!).
They must provide you with a habitable abode, and that does not include unwanted pets.

It's fall! And, little "critters" know it! They are looking for ways into warm housing for the coming weather. . So, you have to use extra diligence this time of year. Plug any and all holes you see! And, plug them with something they can't easily get thru.

And, of course, if you have an infestation, a professional is needed. And, that should be your landlord's duty.

Try this: Deduct the amount spent from you next rent check!
And, include a letter about the rodents. Be sure to use the "landlord buzz words", like "health hazzard", "infestation", etc.
Maybe include a photo of damage, droppings, etc.

Believe me, if your landlord doesn't agree with your idea of an agreement, he/she'll call you right away! THEN, you can broach the rodent problem. Good luck, and keep trapping 'em!

Send him a bill detailing the work and your fees for performing it. State that payment is appreciated since the work has been completed. If he refuses, sue him in small claims court.
Re the rodents: this is the landlord's problem. It is his property and therefore his responsibility to maintain it up to city code. Unless he can prove that the infestation is a result of your living habits, he must exterminate the home. If he refuses, call building inspectors, code enforcement. health department and vector control to have them inspect the property and they will have the landlord comply or risk a heavy fine.

Did you have a written contract? If you did then take it to him with the receipts for the work you did, if he doesn't pay then you can threaten to sue or actually sue him. If you didn't have a written contract write out the things you did and show what you paid for and just go talk to him about your agreement, repeat as best you can what he or she agreed to and state why you need the money (like you need to pay bills or you are going to fall behind on rent because you don't have the money). Then talk to him about the rodents and see if it's in your lease that he has to take care of those problems.

You have to get it in writing from the landlord that you will get paid otherwise he can deny he agreed to it. Some landlords are trustworthy but you learn this first by all the little things he has done for you and vice-versa. The mice are yours to take care of.
